Buying and renting in Playa del Carmen

Playa del Carmen, seat of the municipality of Solidaridad, combines a high-density tourist core around Fifth Avenue (Quinta Avenida) with established residential neighborhoods to the north and west, and Playacar, the gated community with a golf course and beach access just south of downtown. It is the most liquid market in the Riviera Maya for condos for sale and rent.

The supply ranges from studios and one- or two-bedroom condos in boutique buildings with rooftop pools, to houses and villas in Playacar Phase II and gated residential communities such as El Cielo or Selvamar. Long-term renting is very active: professionals, families and digital nomads look for furnished or semi-furnished condos 10–20 minutes from the beach.

For the foreign buyer, Playa del Carmen offers mature infrastructure: private hospitals, bilingual schools, supermarkets, the ferry to Cozumel and Cancún airport about 50 minutes away. For the investor, the mix of tourism and permanent residents supports both vacation and long-term rentals.

Frequently asked questions about Playa del Carmen

Which areas of Playa del Carmen are best for year-round living?

For permanent residence, Playacar Phase II, Zazil-Ha and Gonzalo Guerrero stand out near the beach, while El Cielo, Misión Las Flores or Selvamar to the west offer space, value and quiet. It depends on budget, whether you need a car, and whether you prioritise beach or silence.

Can I buy a condo in Playa del Carmen as a foreigner?

Yes. Playa del Carmen lies within the coastal restricted zone, so the purchase is made through a bank trust (fideicomiso) or a Mexican corporation. The deal is formalised before a notario público and recorded in the Public Registry of Property.

How long does it take to find a long-term rental?

With clear criteria and documents ready, one to three weeks. In high season (November to March) furnished supply moves faster; have the deposit and first month ready.
