Buying and renting in Tulum

Tulum went from a stopover town to a global destination in little more than a decade. Its property market is structured around the town (Centro), the master-planned developments of Aldea Zamá and Selva Zamá, the fast-growing La Veleta and Región 15, and the coastal Hotel Zone with strict environmental regulation. To the north, Tulum Country Club and Tankah offer a different residential format.

Most of the supply consists of pre-construction or recently delivered condos and villas, with exposed concrete, wood and integrated vegetation. Infrastructure (water, sewage, electricity, paving) varies widely between areas and is a key due-diligence point before buying or renting.

Tulum International Airport, opened in December 2023, and the Tren Maya station changed the destination’s connectivity. For a buyer, Tulum is a market with more upside and also more variability than Playa del Carmen: choosing the developer and the area matters more here than anywhere else in the Riviera Maya.
